I wanted to share a bunch photos from the fun family vacation we took to Palm Springs and San Diego in February! Our daughter Zoey is 2 1/2 and finally old enough to really have fun going places and doing things with us, so we decided to take a family vacation (and one where I wasn’t photographing a wedding during the trip, which is usually the case). We decided on Palm Springs because Mike and I have always wanted to go there (and of course we have a mild obsession with mid century architecture and Palm Springs is a mecca for that!) and San Diego was another place that we always wanted to go (and we knew Z would have fun there with Legoland and the zoo)! So, without further ado here are some of my favorite photos from the trip!

sneak peek | kitchen

We’ve been working with an awesome architect duo (and soon to be husband and wife) Alex Odom and Kelsey Harper to come up with plans for our remodel/addition to the house over the past couple of months. We had a meeting this weekend and we just about finalized everything, with a few tweaks to go (including trying to figure out ways to make cuts for budget reasons)…but we are really happy and excited about how it is coming together. If it turns out nearly half as cool as it looks on paper, we will be in love. Well, technically we are already in love with this house – even though the state of it now is not ideal – we love the neighborhood, proximity to everything, and the way the existing floor plan is working for us. With the remodel/addition, everything will more or less stay where it is currently but in some cases will be expanded/doors moved around. I wanted to share a little sneak peek of what the kitchen will look like – more or less. But first, here it is now for a little refresher. Beautiful, eh? ;)

And below is a sneak peek architect’s rendering. In the words of Rachel Zoe, I die. I love everything about this. The finishes aren’t all correct – the wood will likely be walnut and the bar has changed a bit since this rendering, but the idea of it is pretty much there. The banquette is going to be amazing, it will be all tufted in a light gray vinyl and we hope to have a tulip style table  over in that corner. The appliances will be stainless, from the Frigidaire Pro line – we had them in our last house and for the most part really loved them. They are pretty affordable but modern and high end looking.

And here is one more rendering of the open concept kitchen/living room area. That little screened area to the far left will be my office – I will be able to leave it open when our family is home but close it to hide it when we have company. I love my office being open to the living room because then I can work while not feeling I am shutting myself away from my family :) The door closest to the fridge is a walk in pantry, and the other door leads to the laundry area…

That’s all we have for now! We were originally hoping we could start early January, but I don’t think that will happen. Permits alone with the City of Austin are taking 6-8 weeks I hear…so looks like it will be February or later…

Well, it looks like we are moving! The house went on the market a couple of weekends ago – we had multiple offers and it sold in 2 days. The new owners to be love the house and the area, and said they wouldn’t change a thing. We’re happy to see it go to someone who will love and appreciate it as much as we did!

We did find a house to move into and I’ll be posting about that as soon as we get out of the option period and it looks like it will happen. Right now I can say is that it was built in 1961 and is a pretty major fixer…it’s not our style (it’s a cape cod traditional with dormers and 1.5 stories) but we plan to modernize it and make it “us” as much as we can. The big seller for us was the area – great schools and right around the corner to the elementary school, and pretty close to Mike’s work and Zoey’s daycare. It’s gonna be a challenge to make modern, but we’re up for the challenge!

I wanted to share one final house tour with some before and afters. We had a stager come in before we put the house on the market and we decluttered a bit and switched around the living and dining room…looking at these old photos makes me so nostalgic and so proud of all the work we put into the house. This house was a labor of love for us, and it totally reflects us – our style, our personality, and our quirks. This house for us was literally blood, sweat, and tears.

partial house tour!

I finally took some time to take some updated photos yesterday! We’ve been working on getting the house ready for the market. We are still finishing up some projects downstairs and I’ll share those soon, but the main level is just about set. It looks like the house will be live for sale in about three weeks, but if you know anyone looking for a house in Austin leave me a comment with your email address and I’ll send you the preview listing our realtor has posted online. I still can’t believe we are actually doing this after all the work and time we have put into the house, but it just seems like the right thing to do for us right now. We hope to downsize a bit in both size and hopefully monthly payment, be closer to Mike’s job and Zoey’s daycare, and have a place with a flatter yard where Zoey can play outside and maybe one day we can put in a pool…We’ve been looking at houses here and there, and soon I’ll post some pics of houses we are considering as well. I wish I could say we have come across something with as much character as this one, but I can’t say that we have. Which is ok, we can always add character. But, a few we are looking at definitely have some mid century flair/bones… more to come.

where to start?

Well, it’s been almost 2 months since I last posted…lots has been happening these past two months that have kept us very busy, traveling, etc. We did get the main level bedrooms popcorn removed and walls smoothed in June – we spent some time that month painting, repainting, moving back in furniture, etc. We also switched the rooms – Zoey’s room is now the guest room and vice versa. It works a lot better. I will post pics of that soon, I haven’t even taken any yet.

We also finished the front entry revamp that I posted about here. We like it loads better, and I love how our wedding album is front and center. Some days with a crazy two year old I need reminding of how this all started ;)

So, I was planning this post for early to mid July but then my dad passed away suddenly and unexpectedly on July 15th. We’ve spent a lot of time in Katy, where my parents live, since then, trying to sort out my dad’s affairs. His passing reminded me how important photos are. Take lots of the people you love, even if they are just snapshots. And answer their calls. So many times my dad called and I was too busy or overwhelmed to really talk to him. I wish I had. This is one of the last photos I took of my dad (with Zoey of course, she was the light of his life, apart from my mom). I will cherish these photos always.

Some other things that happened this month – failed DIY concrete countertops. I am still too bitter to talk too much about that. Mike spent all day making a form for the countertop for our bar downstairs…we poured it and then let it set for about a week. When we went to take it out of the form, it broke in half at the weak spot. I about cried. We are too frustrated to try again for now, so I think we are going to go with butcher block.

We also celebrated Zoey’s birthday this month! She is 2! We forewent the big party due to all the craziness that took place in July, but we celebrated with our annual cupcake at Sugar Mama’s! I love that she ate her cupcake exactly the same way as when she was 1. I hope that never changes :)

And lastly, this is sort of a big deal…but we have been secretly house hunting for the past 6 weeks or so. I know, I know, we are crazy. This is a fact that we realize. We are finally almost done with the renovations on this house and now are ready to leave. Figures. But, we have been here over 4 years now and we have been thinking a lot lately (especially with recent life events) about simplifying, downsizing a bit, and better schools for Z. Ideally, we would like to be closer to Mike’s job – because the shorter his commute, the more time he can spend with us. We absolutely love our house now, but we have a lot of space that we just don’t really use. It’s a pretty big house, but it’s not big (for us) in the right areas. So, we’ve started looking at houses with our realtor and starting prepping our house for the market. Who knows, we may chicken out, but if all goes well we may have this house on the market by September. I am really sad about the idea of leaving because we really really love our neighbors (shout out to the MacLeods, Kathy and George, Karen, and Julie and Tim) and our house in general, but it seems like everything is leading us in this direction.

And no worries, if and when we buy another house, I am certain it will be a project house because we really can’t see ourselves moving into something already remodeled unless it is our taste exactly. We have probably toured about 12 houses so far and have liked about 3 of those enough to consider an offer (but we also don’t want to actively have something under contract until we have a contract on this house). So, we will see…

For anyone curious and in Austin, we are looking in Balcones Terrace and Balcones Summit as well as Allandale, Crestview, Shoal Creek, Mueller and French Place. total chaos

Total chaos is the state of our house right now. We decided (well, ok maybe I decided and Mike went along grudgingly :) ) that I just couldn’t live with the popcorn ceilings and textured walls in some parts of our house (namely Zoey’s room and the guest bedroom upstairs, and all of the downstairs), while the areas that we totally renovated have smooth new drywall. They just don’t match. We should have done it all at the same time, but at that time we just didn’t have the funds to do the other rooms after we’d redone all of the drywall in the kitchen/office/living/hallway/sunken living/entrance along with all of the other renovations we did in those areas.

So, after staging the Agave house, selling it, and moving our staging furniture back here (the buyers of that house did purchase a lot of the furniture), we never even put the guest bedroom and Zoey’s room furniture back in those rooms. Some of it is in the garage, and some of it is in the sunken living room. It’s total chaos, but we have Zoey’s room and the guest bedroom cleared out on the main level and the drywall guys will be here this morning. Exciting! They will be clearing out the popcorn ceilings, making them as smooth as a baby’s bottom, and doing the same thing with the walls (which right now have an icky sand texture).

After the drywall is done, they will prime and paint (undecided on the colors yet, but I think I will do a cool pattern treatment on a wall in Zoey’s room, stay tuned for that). Then, we are likely pulling the old switcharoo in those rooms. Zoey’s room will become the guest bedroom and her bedroom will become the guest bedroom (and eventually a nursery if and when we have another baby). We figured it might be smart to think ahead since we would eventually move Zoey’s room if we have another kid, and the thought of moving all of her stuff out of her room yet again just kills me.

We are also having them fix a few drywall nicks and repaint in a more blue hue the front wall of the house. Here is what that looks like now (this is an older pic). The color has a lot more green/teal than it shows in photos. The color we are repainting is more of a deep blue.

After those rooms are settled and we can finally say we are done with the upstairs, we will start on the huge downstairs project. I will leave that for another post. More updates soon!

Sorry my posting is still sporadic, and so is our work on the house…Since my last post I’ve been shooting a bunch of fun weddings and portrait sessions, traveling to St. Louis (for a wedding) and Chicago (for a fun little weekend family getaway), and in the meantime awaiting closing on the Agave house which was pushed to sometime next week (hopefully). The buyers are awesome and it seems to be the perfect house for them (and their pups!). I’ll miss that house, it’s pretty great if I do say so myself. But, I will not miss being a landlord! We took one last dip in the amazing pool last weekend after we moved out our staging accessories and furniture. Isn’t Zoey a cute little  grumpy bikini baby?!

So, we’ve started working on getting some bids for some work to the downstairs den/master bedroom. Our first goal is to get rid of the popcorn ceiling! We are also thinking of smoothing all of the walls down there so they match the smooth walls of the upstairs areas of the house that we gutted a few years back and had re-drywalled. We also want to install a few can lights down there (it’s dark and basement-y now) and  then put in new laminate flooring. Then finishing the bar will be the grand finale…We’re still a ways off from that and since everything we do takes a REALLY long time I can pretty much double my goal time, but one day…I need to take some current photos of those areas, it’s looking a little lonely down there because the buyers for the Agave house ended up buying a lot of our staging furniture. Which is fine by me, gives me an excuse to eventually buy more furniture (I have a problem). But for the meantime, it’s really empty downstairs. The easier to move stuff out to do the electrical and drywall work I guess…Here is a photo of the downstairs den before we moved a bunch of furniture out for staging.

We’ve done a few little projects lately. Now that we a bunch of our accessories back from the Agave house staging, we had to put them back in place and of course I decided to move stuff around. We’ve had this shelving system in our entry for a long time, but I’ve always wanted a credenza of sorts there instead (for hidden storage), with some nice art above. We are halfway there – still need to find the perfect art for above it.

So, out went the shelving (into the garage for now until we decide where it’s permanent home will be) and in came the credenza that used to be downstairs…

look what we did this weekend :)

On Sunday Mike and I were both in the mood to do a little home improvement. But, lacking the motivation to accomplish any of the larger items on our very long “punch list”, we decided to demo the bar top! I had mixed feelings about getting rid of the vintage tile, but up close it’s in pretty bad shape and the bar top itself is pretty gross. I’m excited to modernize our little wet bar and maybe finally use it!  I had a major aversion to this area once we finished our kitchen remodel that took over a year – we used this little bar as our kitchen for that long and I hated every minute of that. So, after we finished the kitchen I stayed as far away from it for quite a while. But, I’m ready to get back to it. So, we started small – Mike disconnected the plumbing and we were able to pull off the backsplash and bar top in two solid pieces. With demo, I’m always the impatient one – I like to just start banging stuff and breaking it out – but Mike likes to think things thru a bit more. Which in this case was a good thing. So, here is where we started:

So, our plan from here is as follows:

  • Mike is going to attempt to make a concrete countertop
  • New modern sink. I love this one from Overstock, and it’s really reasonably priced:

 

  • New modern faucet to go with our awesome sink.
  • Repaint the cabinet with a fresh coat of paint, and add new pulls.
  • Tile backsplash (I plan to reuse some leftover tile from past remodeling projects, but I haven’t decided which yet)

So, it’s a start! We’re excited to make this a really cool wet bar!

First of all, I realized this morning that we were nominated for the Apartment Therapy “The Homies” blog awards in the “Best Home Design Blog” category! Thanks to whoever nominated us – I realize we have no chance against some of those amazing (and regularly updated I might add :) ) blogs like Retro Renovation and Making it Lovely (which I read regularly) but it’s still really nice that someone took the time to nominate us! And who knew there were so many design blogs?!

Also, I wanted to share the final results of our staging and “sprucing up” efforts on the AGAVE house. This is a home that I have owned for over 4 years (lived in for about 2 years, and rented out for about 2 years). My husband and I have decided that we really don’t want to be landlords anymore, so we are selling it. However, in order to sell it in this market it really needed to be staged. But, we were already planning to spend money on touching up drywall, paint, and landscaping so there was no room in the budget for staging fees. With that, we decided to stage it ourselves with furniture and accessories from our home now.  There’s more backstory on that here.

So, I spent about 2 weeks bringing over small carloads of accessories and smaller furniture for the house, and I did a photography trade with some movers to have them move over the big stuff. Almost everything we brought over to the house was existing from our house, with the exception of the dining table and chairs (table was purchased on super clearance from West Elm (“$130!!) and the chairs were a Craigslist find that I had reupholstered – but more on that in another post soon).

We’ve got a lot going on these days. Here’s a little backstory…

Four and a half years ago I met Mike. To make a long story short, we fell in love, months later he moved into my home at the time, and we soon ran out of room in our merged home. We weren’t looking for a different home, but one day I while reading one of my favorite local blogs (modernaustin.com) I happened upon what we now lovingly call our Brady Bunch House. On a whim we made an appointment to view it, fell in love with it in person, and made an offer. While we started renovations on our Brady Bunch House, we put my modern pad on the market. However, the timing was poor and it didn’t sell as quickly as we needed it to, so we found a tenant and became landlords. Fast forward to the present day – our current tenant is moving out and we’ve decided to put it on the market. We need to spruce it up a bit and make it sale ready so we’ve hired a landscaper to tidy up the front and back lawn (I’ll be posting before and after pics of that) and we’re also staging it. Ourselves. We are crazy. But, we can’t really afford to pay a stager on top of an extra mortgage payment until it sells, so this is our only option. We’re bringing over a load of furniture from our Brady Bunch house for staging, and we’re finding a few items on Craigslist to fill in the gaps. I’ll be posting before and after pics of the staging too, so stay tuned. This week, the tenants move out and next week we move everything in and stage, and get it on the market.

You can see my very first blog post, which was all about the AGAVE house, here. In case you aren’t familar with AGAVE, where the house is located, it’s a neighborhood in East Austin full of architect designed modern homes. It’s pretty awesome, if I do say so myself. I LOVED my house, I just needed a bit more space since I’m a furniture hoarder :) Here are a few pics of the house when I lived there a few years ago.

Yep I put in a pool at the Agave house. It’s probably the thing I miss the very most, especially May thru September!

I had custom Ann Sacks glace tile installed on the bar front. I love that tile.

So, with this new development our downstairs remodel has been put off for a bit (and at the same time we’re thinking of making some layout/usage changes with the remodel – namely moving my office downstairs to the den). More on that to come…
